Surging French Riviera Prices ensure buyers look beyond the Coast.

Surging French Riviera Prices ensure buyers look beyond the Coast.

The French Riviera Property market is famous for waterfront villas, glamorous resorts, and spectacular sea views.

Its appeal spans luxury villas and high-end resorts along the coast.

This lasting magnet attracts buyers from Europe and beyond, seeking lifestyle and investment potential.

But the latest figures from the Alpes-Maritimes suggest that more buyers are looking beyond the coastline, with several inland towns recording some of the strongest price rises in the region. This shift reflects rising demand for space, accessibility and quieter living within a short drive of beaches.

According to figures presented by the Chambre des Notaires des Alpes-Maritimes and reported by Riviera Radio, prices for existing apartments rose by 2.4% across the department, even as the number of properties changing hands fell.

The figures point to a market that remains active, but where buyers are thinking carefully about what they can afford, where they want to live and how much space they can get for their money.

Inland areas see some of the strongest increases

The most striking price rises were recorded away from the Riviera’s best-known coastal addresses.

Carros, to the north-west of Nice, saw prices increase by 16.7%. Nice Grand Nord recorded a rise of 12.2%, and Saint-André-de-la-Roche was up by 8.8%. Other inland locations also performed strongly, including Contes at 6.7%, Valbonne at 6.4% and Grasse at 4.8%.

French Riviera Property

In Nice itself, prices for French Riviera Property rose by 3.3% overall. Prices rose 6.1% in Riquier-Pasteur and 4.5% in Cimiez.

The notaries note higher prices along the coast push some buyers to explore inland towns, a French Riviera Property dynamic. Additionally, these towns offer more affordable homes and practical access to employment centers. Carros, for example, benefits from road connections towards Nice, the airport and other parts of the Riviera.

The appeal of the Riviera hinterland

Additionally, for many buyers, looking inland is about more than price.

The villages behind the coast offer a different way of life, with historic centers and countryside.

In some locations, mountain views and more space outshine a coastal budget.

This contrast matters for French Riviera Property seekers who value inland options.

French Riviera Property - Grasse

Areas such as Valbonne, Mougins, Opio, Châteauneuf-de-Grasse and the countryside around Grasse have long attracted international buyers looking for a permanent home or a holiday property within reach of the coast. The choice ranges from village houses and traditional stone properties to contemporary villas with gardens and pools.

Each area has its own character, and prices can vary considerably from one neighborhood or property to another. A village-center home within walking distance of restaurants offers a very different lifestyle from a secluded villa in the surrounding countryside. Buyers should also consider practical details such as journey times, access, renovation costs and the ongoing maintenance of larger grounds.

Looking inland does not automatically mean finding a bargain. Some of the region’s most sought-after villages have substantial luxury property markets of their own. However, widening the search can open up options that might otherwise be missed.

Fewer sales, but prices still rising

The rise in prices comes alongside a fall in the number of transactions.

In the year to July 2026, sales of existing apartments across the Alpes-Maritimes fell from 19,133 to 18,318, a decrease of 4.3%. House sales also declined, from 3,512 to 3,415, down 2.8%.

Fewer sales do not necessarily mean that prices are falling. The figures suggest that buyers remain present, but may be taking more time to compare properties and assess value before committing.

There are differences between locations, too. Villefranche-sur-Mer recorded a 7.6% decrease in the reported price figures, although the notaries cautioned against drawing broad conclusions from movements in smaller markets. A relatively small number of sales, and the particular properties involved, can influence the figures.

That is especially relevant at the higher end of the market, where two properties in the same town can differ enormously in terms of position, views, condition, grounds and privacy.

What about new-build properties?

The new-build market is also facing pressure, with fewer construction projects and reduced rental investment following the end of the Pinel tax incentive.

Nevertheless, the figures reported by Riviera Radio show that prices for new apartments rose by 2.5%, with a median price of €344,400. Three-room properties were reported at approximately €6,170 per square meter, rising to around €7,300 per square meter for four-room properties.

For buyers considering a new-build property, location remains essential, but so do the details of the development: the quality of the building, outdoor space, parking, anticipated charges and the contract itself.

What does this mean for buyers?

The latest figures underline the importance of approaching the French Riviera as a collection of local markets rather than one single property market.

A headline percentage can provide useful context, but it cannot tell you precisely what an individual property is worth. Its position within a town, the quality of its views, its condition and the availability of comparable properties all matter.

For buyers with flexibility over location, exploring both the coast and the hinterland can be worthwhile. It may reveal a different style of property, more space or a setting that better suits how they intend to use their home.

It is also sensible to involve a French notary early in the process, particularly before signing a preliminary agreement. They can advise on the legal aspects of the purchase, while buyers should pay close attention to any co-ownership charges and planned building works.
